Beware of middlemen who claim they can negotiate for you!

Right now there are several such people in the area, calling themselves "Oil & Gas Lease Consultants."  Some of these people are not licensed to practice real estate (the way real estate brokers or agents are licensed to do so by the State) and not attorneys. They have no expertise or specialized knowledge that can help you. In fact, they can do a lot of harm! Be careful; before you agree to let someone negotiate on your behalf, ask for their credentials.
